The Ten Year Skylight Rule:

Why Reusing Old Glass is a Ticking Time Bomb

When you are investing thousands of dollars into a comprehensive home roof replacement, look over the initial line-item estimate carefully. If you have skylights, you will likely see an additional charge to replace those glass units at the same time. Many homeowners instantly cross that line- item off, thinking, "My skylights aren't leaking right now, why should I replace them?"

This single choice routinely backfires within 12 to 24 months. In the architectural world, we live by a very simple principle known as the Ten-Year Skylight Rule.

What is the Ten-Year Skylight Rule?

The rule is straightforward: If a skylight is more than ten years old, it must be replaced at the exact same time you replace the surrounding roofing materials. No exceptions.

Skylights are highly engineered windows sitting horizontally on a brutal pitch, directly bearing the weight of snow, ice dams, and pooling water.
The rubber seals, insulated glass panes, and outer flashings degrade at a completely different rate than standard vertical house windows. Reusing a unit that has already sat through a decade of harsh seasons alongside a brand-new 30-year roof is an engineering mistake.

The Double Labor Trap

The primary reason to replace your skylights during a roof replacement isn't just because the glass might leak—it's the financial efficiency of labor.

To properly install a new roof, workers must tear away the old shingles all the way down to the flashing apron surrounding the skylight. If you leave the old skylight, they have to carefully manipulate the old, brittle metal flashing to tie in the new shingles.

If that old skylight inevitably fails a couple of years later, you will have to pay a contractor a massive premium to tear up your brand-new shingles, buy an expensive specialized flashing kit, install the new window, and attempt to patch the roof back together.

You end up paying triple the labor costs compared to doing it right the first time.
